The 26'x42' Great Room includes adjoining Living, Dining and Kitchen areas and a Powder Room with shower.
All ceilings are 10' high, plastered, with white Hunter Original fans. All glazing is to 8' high from Yale-Ogron, Florida Code hurricane rated to 140 MPH, tinted grey and reflective glass on sun faces with anodized aluminum framing, maintenance free stainless rollers and sun-shading screening. With all doors open to the pool patio, the covered area is 44'x42.
The living area overlooks the natural stone patio, gardens and Leverick Bay
to the west and provides access to the spiral staircase to the skydeck via 16'
wide sliding doors. It is open to the covered outdoor living area and pool deck
to the north via 12' sliding doors.

The Dining Area is open to the covered outdoor dining and
BBQ area to the north and overlooks the resorts in the North Sound to the east. The east sliding doors regulate the amount of prevailing
tradewinds allowed in to cool the great room. The solid teak dining table is 3'x10' and comfortably
seats ten. Stools at the wet bar provide an informal breakfast and
entertainment venue as well as a buffet service point.
The 1000 sq ft master suite represents the north wing of Pegasus. It includes an 6'x16' utility room with washer/dryer, laundry tub, wall-mounted ironing board, 100 ft hose reel, and 100 cu ft of storage shelving, all convenient to the master bedroom or via louvered doors to the solarium.
The Master Suite is accessed via double glass doors in a
dramatic entry foyer. The 16'x16' bedroom area includes louvered windows to the
solarium and panoramic windows to the west and north. Tradewind ventilation
from the east via the utility room and bathroom, cathedral louvers at north and
south, plus dual Hunter Original fans controlled bedside keep the bedroom cool.
A one-ton central air conditioning unit may be used if desired. The custom
classic wood-look blinds provide complete darkness for late sleepers.
Directional focused halogen lighting put the light where you need it and are
Lutron dimmer controlled bedside and in the bath.
Enroute to the master bath is the 12'x12' walk-in closet including four hanging sections and a floor to ceiling shoe rack, all with shelves over and a 2 cu ft electronic lock fireproof safe. The master bath is 10'x16' with panoramic views to the north and east and 8' high mirrors on the remaining walls. The two-person 80 gallon Jacuzzi includes a waterfall shower above and is enclosed in glass block that separates the private commode area and provides ambient light. The dual Corian vanities including make-up desk and the tub are fitted with Kohler fixtures.
"Pegasus" sits squarely to the points of the compass atop 0.891 acre of granite bedrock. The lot measures approximately 170 ft from east to west by 215 ft from north to south -- left to right in the picture above.
Because the property is accessed via a shared driveway easement, an additional 50 ft of landscaped property to the south appears to be part of the lot and is landscaped and maintained in the manner of this property, making the apparent lot size 170 x 265. The driveway is 300 ft long and includes a three-car parking structure/turn-about that doubles as a helipad.
